First Trust Deed Lending is a safe, high yield investment secured by the value of the property. First Trust Deed Loans are usually interest only loans for a term of 12 months. This is usually the largest investment that can be made by an investor with Mzima Property Solutions. The lender usually earns points and interest on the loan. Interest for the first 6 months of the loan is placed in an escrow account when the loan closes by Mzima Property solutions. Points are earned at loan closing. This can be a very attractive loan to use in a Self Directed IRA or Solo 401K plan.

Gap Funding Investors

Mzima Property Solutions also offers high yield gap funding investments. Gap funding is a riskier investment. A gap investor funds the difference between the First Trust Deed funding and the total cost of the project. This funding can include interest payments on the first trust deed, rehabilitation costs, closing costs, the cost of inspections and virtually any other cost that is incurred during the project. Because of the high risk, gap funding is frequently done as a Joint Venture where the funder shares in the profit of the sale of the property.

Earnest Money Investors

For smaller scale investors who still want to invest in a high yield investment there is the Earnest Money investor. Virtually all home sales require that the buyer give the escrow company a check that may be a fixed amount or a percentage of the purchase price. This is a high yield, short term investment that has a negotiable rate of return of 18 to 24%. The earnest money becomes part of the payment for the house at closing. Earnest money lenders will normally receive their principle and interest when the property is sold.
